Premier Gear Operational
Premier Gear has moved from NW Portland and started operations in its new facility in the Canby Pioneer Industrial Park. The 62,000 square foot building includes 6,000 square feet of office and a mix of new and relocated bridge cranes to lift, rotate and move large gears through the manufacturing process. Stratus Developers started as landlord and then transitioned to fee developer as structured to enable a complex IRS Section 1031 tax deferred exchange.
Perlo Construction and Mackenzie deserve kudos for keeping the project on track to meet a tight timeline. Scott Valley Bank financed the project for the gap between total cost and equity traded from the relinquished property.
